The design or estimate process for deck, or roof structures is often the most thrilling stage! During our meeting, we’ll discuss your lifestyle, preferences, and needs. Before our initial meeting, it’s a good idea to consider the spaces you want to create, how you intend to use your outdoor area, and the design style you prefer. Visual references are incredibly helpful, so if you have images of things you like, feel free to share them with us!
There are two methods for estimating landscaping: either the customer already has a design (such as from a design firm) and we provide the cost for the work, or we can offer a quote for both the design and the work.
Providing an estimate with a pre-existing design is usually quicker, and we can typically deliver a quote within 1-2 weeks, depending on the project’s complexity. Estimates are complimentary.
When we handle both the design and the estimate, the process takes longer. The design and estimate process is detailed on our Landscape Design Services page. The timeline varies based on the design’s complexity and the amount of communication needed with the customer.
Zoning information is crucial when creating a design. Zoning rules set limitations on the size of structures, coverage, and setbacks from property lines. Zoning regulations vary by city and zone, and each zone has its own requirements. Therefore, it’s wise to check with your local zoning department before our initial meeting.
If construction begins without a permit, an inspector may halt work immediately until all necessary permits are acquired. If the design complies with all zoning restrictions, permits can be obtained, and work can continue. If the design does not comply with zoning requirements, the project must either be redesigned to comply or go through a process with the Committee of Adjustment, which does not guarantee an outcome and can be time-consuming. It’s always best to apply for a permit before starting work.
If a project is completed without a permit, you might face issues with your insurance company if something goes wrong, or during the sale of your home.
Toronto has strict zoning rules concerning the amount of mandatory greenspace in front and backyards. These requirements do not affect a permit application for a deck, roof, pool, or any other structure. If only landscaping work is being done, then no permits are required, but compliance with softscaping coverage is mandatory. The goal is to ensure enough softscaping is present for rainwater to absorb into the ground, minimizing flooding, and to provide other benefits associated with increased greenery.
